What to Expect on the New Palm Jebel Ali Island in Dubai

Palm Jebel Ali is one of the three palm-shaped islands created as part of The Palm Islands project in Dubai.

In June, Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai, announced a significant transformation for Palm Jebel Ali, envisioning villas starting at US$ 5.2 million, aiming to extend the emirate's coastline by 110 kilometers.

"We have huge ambitions for the future, and we are confident in realizing our grand vision of development, positioning Palm Jebel Ali as one of the world's leading metropolises," Sheikh Mohammed said. He added that Palm Jebel Ali would become "the most beautiful city in the world."

According to Dubai's 2040 Urban Master Plan, representing the city's development strategy, and Dubai's D336 economic program, which aims to enhance people's well-being and overall quality of life, Palm Jebel Ali will occupy twice the area of Palm Jumeirah. The development will focus on sustainable growth and the highest standards of urban infrastructure, offering exceptional luxurious living amenities for both residents and visitors.

Presently, Nakheel, a leading Dubai developer, is constructing Palm Jebel Ali. The island is adorned with extensive greenery, unique attractions, and spans 13.4 square kilometers.

Nakheel's Chairman, Mohammed Ibrahim Al-Shaibani, stated, "Palm Jebel Ali will reflect Dubai's spirit, energy, and life as a thriving and sustainable coastal community and a world-class residential destination. This will reinforce Dubai's global reputation as a pioneer in coastal development and create exceptional value for investors."

Upon completion, the project will incorporate 'smart city' technologies, various mobility options transforming Dubai's landscape, as well as renewable energy sources for self-sufficiency.

"Dubai has entered a new phase of development based on innovation and creativity. Leveraging the opportunities arising from the changing global environment, Dubai's competitiveness and reputation as a flourishing global business and tourism hub continue to grow," emphasized Sheikh Mohammed.

Currently, eight major projects are underway on the island. Villas across these projects start from AED 18 million (US$ 4.9 million), available on an installment plan: 80% during construction and 20% upon completion. The lowest-priced villa stands at AED 19,098,800 (US$ 5,200,488).

Villas with five to six bedrooms start from AED 20 million (US$ 5.45 million), while seven-bedroom villas range from AED 30 to 40 million (US$ 8.17 – 10.89 million).

The project offers amenities such as sports courts, BBQ areas, and a shopping center to enhance residents' lifestyles. Palm Jebel Ali presents two villa types: The Beach Collection and The Coral Collection.

Sheikh Zayed Road is just a 5-minute drive away, Ibn Battuta Mall is 20 minutes, Dubai Marina is 30 minutes, Downtown Dubai is 40 minutes, and DXB Airport is 45 minutes away.

Palm Jebel Ali aims to offer luxurious real estate properties, providing residents and guests with a unique lifestyle surrounded by beautiful nature and world-class infrastructure.
