In today's world, the real estate market offers a vast array of options, making it challenging to choose the right property. The Dubai Land Department (DLD) in collaboration with its subsidiary, the Real Estate Regulatory Agency (RERA), has introduced an innovative service called Madmoun. This service, available on the Trakheesi System, allows users to verify the legitimacy and validity of property sales and rental listings in Dubai using QR codes. It is worth noting that this service aligns with the DLD's strategy of making Dubai a "global leader in real estate investment" by utilizing technology to develop real estate products in accordance with the emirate's guidelines.

This intelligent service has been in operation since April 24, 2023. Now, all real estate companies include QR codes in their print and audiovisual advertisements. In addition to the QR code, users can access the DLD website to view additional information about the listing, including details about the advertising company, the property's status, and its key features. It is also possible to determine whether the property has been sold or rented out.

The DLD recommends that customers only engage with listings equipped with QR codes. This helps protect their rights and reduces the risk of entering into unreliable or fraudulent transactions.

Here's how you can perform the verification:

  1. 1. Ensure that you have a QR code scanning application installed on your mobile device. You can use popular applications such as "QR Code Reader" or "QR Scanner."

  2. 2. Open the QR code scanning application and prepare your device's camera for scanning the QR code.

  3. 3. Locate the QR code on the real estate listing in Dubai. It is usually found in the listing's photo or description.

  4. 4. Position your device's camera to capture the QR code fully within the scanning window of the QR code application. The application will automatically recognize and scan the code.

  5. 5. After scanning the QR code, the application may redirect you to a webpage containing information about the property.

By following these steps, you can verify the accuracy of a real estate listing in Dubai using a QR code, empowering you to make informed decisions and mitigate risks in the real estate market.
